Quick Answer

A cartoon house beside a Predial form and house keysProperty owners in Playa del Carmen pay a municipal property tax called predial.

You can pay through the city's official online portal or in person at its Dirección de Ingresos (revenue office) in the Palacio Municipal.

You'll need your property's clave catastral (cadastral number) or a previous Predial receipt.

Just bought your home and don't have an old receipt? Start with your closing documents, or ask your notary for the clave catastral.

Money-saving tip: Playa del Carmen has offered big discounts for paying the whole year early, in January and February. The percentages and dates change each year, so check the city's current announcement before you pay.

Pay or Manage Online

Use the city's official portal instead of a Predial lookup or payment website you found through a search.

What Is Predial?

Predial is Mexico's municipal property tax. In Playa del Carmen it's collected by the city government.

The amount depends on the property's cadastral information and the city's tax rules. It's separate from:

  • Your CFE electricity bill.
  • Your Aguakan water and sewer bill.
  • HOA or condominium fees.
  • Your annual fideicomiso (bank trust) fee.
  • Taxes paid when you bought the property.

Who pays it?

Homeowners should make sure the property's Predial is paid. If your property is held through a fideicomiso, don't assume the bank's annual trust fee includes Predial. Check your trust documents and the city's records for how the account is set up.

Save Money: Pay Your Predial Early

Playa del Carmen has offered discounts to homeowners who pay the whole year's Predial early. The city approves the discounts for each tax year.

2026 early-payment discounts:

Payment period2026 discount
January 1–15, 202625%
January 16–31, 202615%
February 1–28, 202610%
2026: Expired

These dates have passed

They're shown as an example, not a current offer. They were for paying the full year in a single payment. They were only for taxpayers registered in the municipality. They couldn't be combined with other discounts.

Will the Discounts Be the Same in 2027?

Not necessarily. The schedule changed between the last two years:

Payment period20252026
January 1–1525%25%
January 16–3120%15%
February 1–2815%10%
  • 2027 discounts: awaiting announcement. The city usually announces them in December or early January.
  • To find them, check the Playa del Carmen city website for its Predial announcement for the new year.

Ask Playa Tip

Pay early, save the receipt, and keep your clave catastral handy. Keep your cadastral number and last receipt together so you're ready when next year's discounts are announced.

Option 1: Pay Online

The city's procedure page links to its Trámites y Servicios portal for paying Predial online (the link is in the box above). It starts with registering as a taxpayer. The city doesn't publish the portal's screens, so these are general steps:

  • 1. Open the official portal.
  • 2. Register or sign in.
  • 3. Find the Predial service.
  • 4. Enter your clave catastral or the property details it asks for.
  • 5. Check that the property and balance are right.
  • 6. Pay with one of the payment methods the portal offers.
  • 7. Save your confirmation, and get your official receipt.

Before you pay online

The city says an online payment can take 3 to 5 business days to process. Keep your confirmation and check that the payment shows on your account.

Which cards work? Paying online takes you to a bank's payment page. The city doesn't publish which cards it accepts, and Ask Playa hasn't verified whether U.S. or other foreign-issued cards work, so check the options it shows before you rely on it.

Card declined? Generate a pase de caja (payment slip) in the portal and take it to the Dirección de Ingresos. Ask at the window which payment methods it takes.

Option 2: Pay in Person

Go to the Predial window (ventanilla de prediales) at the Dirección de Ingresos. The city says your official receipt is issued right away when you pay at the Palacio Municipal cashier.

Your clave catastral or a previous Predial receipt.

What Is a Clave Catastral?

A clave catastral is your property's cadastral number: its ID in the city's property and tax records. Look for it on:

Illustration of a Predial form with the clave catastral highlighted, next to a comprobante de pago (previous payment receipt). The numbers are made up.
  • A previous Predial receipt.
  • Your closing documents from the purchase.
  • Cadastral paperwork for the property.
  • Records from your notary.

Do I need a previous receipt?

No. The city asks for either a previous Predial receipt or the clave catastral. And don't mix the clave catastral up with your CURP, RFC, fideicomiso account number, utility account numbers or bank account number.

New Homeowner? Start Here

Just bought your property and don't have a Predial receipt? Go step by step:

1. Check your closing documents
Look for the clave catastral or other cadastral references.
2. Ask your notary
Ask for the cadastral information used for the purchase.
3. Contact Ingresos
Tell the Dirección de Ingresos you just bought the property and need to find its Predial account. Ask how to check the balance and whether it's paid.
4. Check earlier years
Don't assume nothing is owed just because the property changed hands. Compare your closing documents with the city's account.
5. Sort out any mismatch
If the cadastral information is missing, wrong or doesn't match, ask whether you need a formal Catastro procedure.

Still in the previous owner's name?

Paying the bill doesn't by itself update who the city has on record as the owner. Ask the city or your notary what applies to your case. The same goes if your deed (escritura) hasn't been issued yet: ask what documents you can use.

What If I Can't Find My Clave Catastral?

Start with your notary and your purchase documents. If that doesn't solve it, the city's Dirección de Catastro (property records office) has formal procedures, such as the Constancia Catastral: a document showing the property's location, unit number, clave catastral and address.

Most homeowners don't need it just to pay Predial. In 2026 it took about 10 business days and cost MX$380.08, and it asks for documents such as your deed and a recent Predial payment. A cédula catastral is a different cadastral document.

How Much Is Predial?

There's no single amount. It depends on the property's cadastral value and classification, the city's rates, any unpaid balance, and any discounts or surcharges that apply. Ask Playa can't calculate it for you: check your account on the city's portal or at the Dirección de Ingresos.

What If I Owe Predial From Previous Years?

A property can have unpaid Predial and late-payment surcharges (recargos). Contact the city to check the account.

For example, from January 1 – February 28, 2026, the city cut eligible accumulated recargos:

Recargos fromDiscount
2023–2025100%
2020–202275%
2019 and earlier50%
  • That program has expired. It reduced surcharges, not the tax itself.
  • The city's "Maratón de Descuentos del Buen Fin 2026" (September 7 to November 30, 2026) offers discounts to people catching up on municipal debts. Its announcement doesn't say which Predial charges it covers, so ask the Dirección de Ingresos.
  • Bought recently? Check your closing documents and get professional advice about who is responsible for any older debt.

Are There Discounts for Seniors or People With Disabilities?

In 2026 the city offered a separate 50% discount on paying Predial in advance for people with disabilities, retirees, pensioners and INAPAM cardholders. It ran from January 1 – June 30, 2026. It covered one home, which had to be the beneficiary's residence. The property's value had to be no more than 25,000 daily UMA.

That program has expired. Not every senior, foreign resident or INAPAM cardholder automatically qualifies, so check the current year's rules, and don't assume it can be combined with the early-payment discount.

How Do I Get Proof That I Paid?

Get your official Predial receipt and keep a digital copy (and a printed one if you like). Save:

  • The official receipt and payment confirmation.
  • The payment date and the tax year it covers.
  • Your clave catastral.
  • Any transaction or reference number.

Paid online but it still shows a balance?

Allow the city's 3 to 5 business days, then check your account. If it's still missing, take your proof of payment to the Dirección de Ingresos. Don't pay a second time before checking.

What Is a Certificación de No Adeudo?

The Certificación de No Adeudo de Impuesto Predial is a formal city certificate that no Predial is owed. It isn't the same as a payment receipt, and most homeowners don't need one every year. The city lists it for property transfers, bank loans and other formal procedures.

In 2026 it took about 5 to 7 business days from the application and cost MX$293.28. Check the city's page for the current fee and requirements.

Predial vs. Other Property Expenses

Predial
Municipal property tax.
Fideicomiso fee
The bank's fee for running your property trust, if you have one.
HOA / condo fees
Shared maintenance and services in your building or community.
ISABI
Tax paid on buying a property (Impuesto Sobre Adquisición de Bienes Inmuebles).
CFE
Electricity. See How do I pay my CFE bill?
Aguakan
Water and sewer. See How do I pay my Aguakan water bill?

Paying one doesn't pay the other

Paying Predial doesn't cover your fideicomiso fee, and paying the bank's trust fee doesn't cover your Predial.

How Do I Avoid Fake Predial Payment Websites?

Start from the official city website or the official links in this article. Before you enter any payment details:

  • Check the web address is the city's own (playadelcarmen.gob.mx).
  • Don't use links from unexpected messages.
  • Don't assume the first search result is official.
  • Check the property and balance are yours.
  • Keep your payment confirmation.
